Core Parking

We are proposing to build a commercial parking facility that will also include additional businesses to support the transportation industry. We are estimating between 500-600 commercial parking spaces with a full-service fuel/convenience store.

To support the driver’s needs, the plan is to have a small business center with approximately 20 separate businesses such as chiropractic, massage, postal, entertainment and other identified amenities. Also, we plan to recruit a full service 24/7 restaurant and a full service commercial truck repair facility.

One of the issues King County has identified is the sewer issue. We plan to build a waste water treatment plant to take care of this issue. This will be a fully closed loop plant that will produce 100% potable water. The byproducts from the treatment plant will be in the form of usable fertilizer, a natural gas that can be used to run an energy generator that can produce enough power to run all of the businesses we are planning to bring in. This treatment plant will be 100% environmentally sound.

With the additional land we need to acquire in order to access the main parking area, we plan to give back to the community by donating a 5-10-acre area that will be utilized by the fire districts as a training area. We have spoken with Chief Clark from East Side Fire and Rescue about donating a first responders’ location and he said the community would be better served with a training area.

In summary, this is where we see our proposed project will help:
1.   Help the local communities by getting the commercial trucks off the on/off ramps, sides of the road and reduce the illegal parking by “big rigs”. This will reduce overall congestion due to truckers.
2.   By having Idleair and electricity available in the parking facility, we will reduce the need to have trucks idling to keep warm/cool during the different seasons. Thus, reducing their carbon footprint.
3.   There will be less trash and human waste on our roads and local areas. 4. Donate a much-needed training facility for our local fire districts.
5.   Possible Federal grant money to assist in improving the I-90/Hwy18 interchange and improving Hwy18 over Tiger mountain.
6.   The byproducts from the treatment plant will supply local farmers with a cheaper fertilizer. The gasses produced will be utilized in producing energy which in return reduces our dependency on fossil fuel produced energy. The clean water produced will reduce our need to use natural water resources.
7.   Job creation. With the different businesses that will be coming to support the parking facility, we estimate more than three to four hundred new jobs.
8.   Increased tax revenues for the county and state. Sales tax, B&O tax and property taxes.
